Author’s Supervision Formats

Continuous (Full) Control

Monitoring all types of work that will subsequently be hidden and cannot be visually inspected, such as:

  • structural reinforcement;
  • waterproofing installation;
  • insulation mounting;
  • installation of frames and load-bearing elements;
  • utility network routing and other concealed processes.

Result

Inspection certificates for concealed works are issued, documenting any defects, remarks, or deviations from the design with recommendations for rectification.

Selective Control

Inspections are conducted according to a schedule agreed upon with the client at key construction stages.

Result

 

Similar to continuous control, inspection certificates for concealed works are issued based on the results of visits.

Cost of Author’s Supervision

Single Visit: €150–200

Recommended Frequency: Once a week for houses around 150 m².

Geography Note: The price is valid for objects in the vicinity of Belgrade. For other cities, the cost is calculated individually based on distance.

Pricing for Architectural and Structural Engineering

1. Architectural Design (AD)

Price: 15–20 €/м²
Includes:

  • Plans: ground floor, first floor, roof plan.
  • Facades: 4 sides with finishing schedules.
  • Sections: longitudinal and transverse.
  • Wall, floor, and roof compositions (layers).
  • Interior surface areas with finishing details.
  • Opening schedules (doors/windows).
  • Site plan (positioning of the building).
  • Preparation of the IDR album for municipality submission.
  • Preparation of the PGD album for expert review (revision).
  • Includes license.

2. Structural Design (SD)

Price: 15–18 €/м²
Includes:

  • Formwork plans for all load-bearing structures.
  • Reinforcement details for all load-bearing structures.
  • Roofing system.
  • Material specifications.

3. Support for Municipality Document Submission

Price: 1000 €

4. Utility Networks

Cost is calculated individually based on the technical specifications.

Work Stages

(Step by Step)

At the first stage, a technical assignment is formed taking into account the main wishes of the client:

  • approximate area of the object (sq. m);
  • number of floors;
  • composition and functional zoning of premises;
  • preferences for engineering systems;
  • stylistic direction of the facade solution.

Based on the approved technical specifications, a planning concept of the building is developed in accordance with the requirements and wishes of the client.

On the basis of the coordinated planning solution, a conceptual (preliminary) solution is developed, intended for submission to government authorities in order to obtain the necessary approvals.

After receiving a positive conclusion from government authorities, project documentation is developed:

  • architectural section (mandatory);
  • structural section (at the request of the client);
  • sections of engineering systems (at the request of the client).

The architectural section is verified by an independent expert organization (revident).

On the basis of a positive conclusion from government authorities and a positive conclusion from the revident, a building permit is issued.

After obtaining a construction permit, it is possible to carry out author’s and/or technical supervision over the realization of the project.
